Agents acting on behalf of developers for the Motorland site have asked us to inform

residents about an impending planning application for a Care Home. The site plan and

details from their email are shown below.

You may recall they submitted a planning application last year to redevelop this now vacant

garage site to an office development which I believe is part of your ward.

The application was submitted in April 2009 and later withdrawn. As I understand it the application

was mainly withdrawn due to highway issues in terms of the predicted increase in traffic movements.

My clients have been looking at an alternative proposal and have been through pre-application

discussions with your officers. They are now relatively close to making an application.

Instead of an office development they are looking to propose a care home. This would provide a

72 bedroom care home for people with dementia and general needs care. A national operator

has already signed up to take the unit if it is approved.

The home would employ around 50 people although I hope you could understand less than half

that number would be on site at any one time given the 24 hour nature of the home. The proposed

home by the nature and number of the traffic movements it generates and when it generates this

has a very different profile to that of a large office development as previously proposed.

It will be stated in a highway report that the number and nature of the traffic movements will be

similar if not the same as the existing movements generated by the existing approved garage

use.
